You may have heard, or seen real estate agents advertise, "One Year Home Owner Warranty" included! So what exactly are these warranties and are they worth it?

First, there a number of market place providers offering these warranties to the general public.
Some of the larger, more prominent companies, in no particular order, are: 
Old Republic Home Protection,  American Home Shield, and HMS.
All of these companies provide repair or replacement coverage for most,  if not all,  of the major systems and appliances such as air conditioning, heating, electrical, plumbing, refrigerator, washer, dryer and more. The premiums range from as low as $199 and up to $600, depending on the options and level of coverage requested.  Some of them even have appliance-only plans or allow you to customize your plan to fit your specific needs. They all run for one year and most will offer your the option to renew it annually. Some will even give you a 2 year discount. 
When selling your home they will typically provide you coverage even before you have a contract and without paying for the warranty upfront!  When buying your home, especially one that may have older systems, it can give you the peace of mind that if that water heater does let go, it will probably not cost you more then the deductible, (also sometimes referred to as the "trade service fee"), typically only $60 to $100, even if it needs full replacement!

All of the companies provide full transparency with extensive documentation available for your review, including costs, coverage, options, deductibles, sample contracts and more directly on their websites. And, yes, they cover what they say they do! Countless consumers have had numerous positive experiences saving hundreds and thousands of dollars that may have otherwise broke their budget!
A Home Owner's Warranty, (HOW),  can often bridge that final hurdle in closing the deal, giving the Buyer some peace of mind, or making your home more attractive then the competition.  It can be added anytime,  at closing, or even after you have owned your home for years and are not involved in a real estate transaction!
